Buying a property

Safe to buy?
Our "Home Buyers Electrical Report" provides Home Buyers and Estate Agents with an independent practical report as to the condition of the electrical wiring at a property for sale and addresses any concerns that they have or that the building surveyor may have raised. They are widely accepted by mortgage and insurance companies and welcomed by our clients. Our aim is never to delay the house sale process. As such our reports will be available within 24 hours following our tests and inspections.

Pink Electrical Services fully understand both the current and past editions of the electrical regulations and are able to use this expert knowledge to assess the wiring at a property for sale based on three key criteria.

1) Is the installation safe - We detail any risks identified and explain and quantify these in an easy to understand format.

2) Compliance with current electrical regulations - We assess the wiring at the property against current wiring regulations, however we take into account that just because it may not meet the latest standards, it does not necessarily mean that it is not fit for purpose. The wiring regulations are not retrospective and you are not required to update a system unless it poses a hazard.

3) Overall condition and assessment - Including detailing any safety upgrades that may be required in the short to medium term together with any budgetary costs you may like to take into consideration when purchasing a property.

Our Home Buyers Electrical Report is carried out by a fully qualified and accredited test engineer and the report will cover an initial visual inspection of the wiring system followed by detailed measured and functional tests of circuits utilising state-of-the-art test equipment. Once engaged we will liaise with all parties involved to arrange access to the property in timely professional manner.
